Property Management Team
Our professional Property Management team is lead by Nicola Draper who is Arla trained and members of the Guild of Letting Management qualification in property management. You will have one dedicated member of our team who manages all aspects of your property and your tenants. They will understand your personal requirements and build a friendly but professional relationship with both you and your tenants. As a company, we choose to be licensed and regulated in an unregulated industry, so you can trust our team to manage your property professionally, securely and to the highest industry standards.

Monthly commission:
12% of rent due. Including tenancy management, renewal of safety certificates. out of hours service, periodic property inspections and rent collection.
Tenancy Set-up Fees: Covers all advertising & marketing costs, Referencing & credit report, drawing up the initial tenancy Agreement, registering deposits and issuing Prescribed Information. Preparation of Inventory & Schedule of Condition: Including photographs. Check out Inventory at end of the tenancy: Includes liaising with all parties, pre-tenancy check out pack, dealing with disputes, organising contractors, liaising with deposit scheme

Renewal of Tenancy Agreement:
Includes providing an up to date fixed term contract and all necessary Prescribed Information

Fee Examples
Full Management Service:
If your property were to achieve £500 per month you would be charged £60.00 per month in management commission. In month 1 only, there is an additional charge of 75% of the rent as the set-up £375.00.
Tenant Find Service:
If your property were to achieve £500 per month you would be charged £500
Additional Agency Fees

Non routine maintenance 20% of the total
CMP is a scheme that reimburses landlords and tenants should a letting agent misappropriate their rent, deposit or other client funds. It has long been a requirement for members to have CMP and has been a legal requirement for all letting agents since 1 April 2019.
